Selling
“Selling” a house is a legal transaction between you and a buyer, a process overseen by a real estate lawyer. (A State of Delaware requirement.) The condition, location, market environment and the buyer’s eagerness determine the final sale price. You only have control of one of those elements – the condition of your home.
To get top dollar, repairs or renovations may be needed. Staging and photography help, certainly, along with a good marketing plan and negotiations, but there are so many factors that influence your transaction that it is impossible to list them here. (You’ll have to wait for my book!) Consider home inspections, buyer contingencies, appliances & drapes, showings, Open House, signage…and we’re only looking superficially.
The single best thing YOU can do is get a realtor who is on your side. One who has seen and solved the problems that are party to every real estate transaction. One who communicates well between all parties, by email, phone, and in person.
